Topanga Village's Old XOC Space Keeps Changing Its Name. The Sandwich Shop Next Door Already Has a Date.

What's going into the old XOC Tequila Grill space at Topanga Village? The answer has depended on the month. In July it was Durango. In August it was Casa Luna. Today the center's directory and a new restaurant website both say Casa Palma. All three names point to the same address, 6316 Topanga Canyon Blvd., Suite 1110.

Down the same address block, Suite 1180 has had one name since it was announced. Bread Head, the focaccia sandwich shop, plans to open in the former Veggie Grill space in December 2026.

Across all three names, the plan for Suite 1110 has stayed close to the same: a Mexican restaurant with a cocktail-focused bar, going into the space XOC Tequila Grill left. Bread Head is putting a casual restaurant back into a space that held a casual restaurant. Both of Topanga Village's winter openings fill an empty restaurant space with another restaurant.

Three Names on One Door

Here is the record for Suite 1110, in order:

  1. July 21, 2026: Durango. What Now Los Angeles reported that Boulevard Hospitality Group had a Durango location slated for Suite 1110, based on a recent liquor license filing. The report noted the space was formerly home to XOC Tequila Grill. Durango Cocina & Rooftop sits above the Sanctity Hotel in Rancho Cucamonga and opened in spring 2025. Its menu runs from tomahawk steak and chicken adobo to carne asada and taco plates, with cooking on stone, over fire pits, and in banana leaves.
  2. August 4, 2026: Casa Luna. Two weeks later, What Now Los Angeles reported that Boulevard Hospitality Group would open Casa Luna in the space instead. The local account @whatsnewsfv had spotted the signage near Alfred Coffee. The outlet described the logo as bright and light, with ocean, moon and greenery elements, and noted that Casa Luna's Instagram showed a second location planned for Inglewood.
  3. Now: Casa Palma. The Topanga Village directory lists "Casa Palma – Coming Soon!" under dining. Casa Palma's own site gives Suite 1110 as its first location, "opening winter 2026," with Inglewood and San Diego listed as "coming next."

Durango already exists in Rancho Cucamonga, so the Woodland Hills location would have been its second. Casa Luna and Casa Palma are both described as new concepts, with Inglewood as the follow-up. That makes the second change the bigger one. The restaurant group stopped bringing an existing restaurant west and started building a new one around this space.

What Has Held Steady

Line the three names up and most of the details match.

Durango, July Casa Luna, August Casa Palma, now
Address Suite 1110 Suite 1110 Suite 1110
Cuisine Mexican, Durango-inspired Expected to be Mexican Contemporary Mexican
Named group Boulevard Hospitality Group Boulevard Hospitality Group Not named on its site
Opening target Early 2027 Early 2027, per earlier interview Winter 2026
Next location Already open in Rancho Cucamonga Inglewood planned Inglewood and San Diego listed

Casa Palma's website does not name an operator. It shares Casa Luna's suite, its cuisine and its Inglewood follow-up, but the published record does not formally connect the two. The timing also differs. Boulevard Hospitality Group CEO Freddy Braidi told What Now Los Angeles the team was aiming for early 2027 in Woodland Hills, while Casa Palma's site says winter 2026. Those two windows can overlap, since winter runs from December into early 2027. If you're hoping for a specific weekend, the site's mailing list is the most direct source.

For context, What Now Los Angeles lists Boulevard Hospitality Group's other restaurants as Yamashiro Hollywood, Udatsu Sushi LA, and Cork & Batter Roadhouse in Simi Valley.

What Casa Palma Says It Will Be

The new site describes the restaurant in one line:

"Contemporary Mexican cooking shaped by California culture, fresh citrus and cocktails worth lingering over."

That's from Casa Palma's website, which also gives the headline "Come for dinner. Stay a little longer."

The renderings, labeled as a space in progress, show a round patio bar under a large woven lantern, a patio dining room with woven pendant lights and candlelit tables, banquettes beneath sculptural wall lights, and a wraparound bar with wooden stools and green tile columns. The site promises "a patio built for long dinners, and a bar worth lingering at."

That describes a full sit-down dinner spot with a bar at the center. It also fills a gap. The Topanga Village dining directory currently lists CAVA, Tender Greens, Sweetfin Poke, Pitfire Pizza, Eureka!, Joey's Woodland Hills, Larsen's Steakhouse, Il Fornaio, Sushi Katsu-ya, Dan Modern Chinese, EMC Seafood, Wokcano and Kabob Village, among others. No Mexican restaurant appears on it other than Casa Palma itself, which is listed as coming soon.

Suite 1180 Has a Date

Bread Head's path to Topanga Village has been the steadier of the two. The company announced the Woodland Hills location in a press release on September 17, giving a December 2026 opening in the former Veggie Grill space. What Now Los Angeles cited a liquor license application for the same suite, and Eater LA repeated the December timing on October 6.

Bread Head was founded by chefs Alex Williams and Jordan Snyder, who met at Trois Mec. Its first shop opened in Santa Monica in June 2024, followed by Manhattan Beach in June 2025 and Westwood in November 2025. Woodland Hills will be the fourth location, and a fifth in Thousand Oaks is expected in the second quarter of 2027. CEO Greg Willsey described the Topanga Village space and the Thousand Oaks site as "crown jewel spaces" in the company's release.

The bread is the draw. Eater LA describes it as falling somewhere between focaccia and ciabatta, with a springy interior and a crisp crust. The Grinder is stacked with salami cotto, hot coppa, smoked ham and provolone. The mozzarella sandwich adds avocado, alfalfa sprouts, pickled red onion and za'atar spread. According to What Now Los Angeles, the weekday specials rotate on a fixed schedule:

  • Monday: Meatball
  • Tuesday: Roast Pork and Broccoli Rabe
  • Wednesday: Cuban
  • Thursday: Reuben
  • Friday: Sausage and Peppers

The Woodland Hills shop is planned as a place to sit and stay a while. The release promises indoor and outdoor seating, large televisions with NFL Sunday Ticket, a curated beer list, and the full breakfast, lunch and dinner menu on DoorDash from day one. The company says hours, the exact opening date and any grand-opening events will be announced closer to opening.

Same Kind of Restaurant, New Names

Put the two suites side by side and the Village's winter changes look familiar. The former Veggie Grill space is becoming a sandwich shop with focaccia, beer and football on the screens. The former XOC Tequila Grill space is becoming a Mexican restaurant built around citrus, cocktails and a patio bar. Both spaces are getting new tenants and staying restaurants.

That's why the changing names at Suite 1110 matter less to a regular than they might seem to. The suite, the cuisine and the Inglewood follow-up have all stayed the same while the sign changed. Timing is what still varies. Bread Head has committed to December, and Casa Palma has committed to a season.

If you want to know first, Casa Palma's site has a sign-up for "opening news, preview nights and first reservations." Bread Head says opening details will be announced closer to opening, and it points readers to breadheadla.com and its @breadheadla Instagram for more information.
